Step 01

Mortgage eligibility

First, if you are purchasing a property with a mortgage, you need to check your borrowing capacity. Based on your last three payslips, the bank's staff will be able to tell you the terms and amount of the loan. With this information, you will know your budget for finding a suitable property.

Step 02

Finding a property

You need to find a property that suits your requirements in terms of floor area, number of bedrooms and layout. You can then contact us to clarify the terms of sale and payment for your chosen property. At the same time, we will present the property to you through a catalogue or in person, depending on its stage of development. If everything meets your expectations, we move on to the next step.

Step 03

Preliminary property purchase agreement and deposit

The next step is to sign a preliminary agreement, which serves to reserve the property. This document defines key points such as the price, payment terms and deadlines, as well as a description of the property and its land registry details. The preliminary agreement also includes a deposit that confirms your intention to purchase and is paid immediately after signing. The preliminary agreement is signed before a notary public, and we cover the costs.

Step 04

Property purchase agreement

The preliminary agreement specifies the date for concluding the main agreement, which is usually signed after the occupancy permit has been obtained. In the meantime, if you are buying the apartment with a mortgage, you arrange all the necessary documentation with the bank. The property purchase agreement is the official document defining all the details of the transaction. It includes the information from the preliminary agreement, the date of handover of possession and the seller's guarantee that no third parties have rights over the property.

The property purchase agreement must also be certified by a notary public in several copies: one each for the buyer, seller, notary public, the municipal court's land registry department and the tax administration, and, if you are taking out a mortgage to buy the apartment, a copy for the bank where required.

Step 05

Payment and handover

After signing the main agreement, you transfer the amount from your own funds to our account, or the bank transfers the amount to our account after the loan agreement has been solemnised by a notary. Once payment has been made, the property is handed over and you are ready to move in!
